POSITIONING
Team property management, reporting to the head of property management
The property management team consists of the head of property management, 2 property managers, 2 property management assistants and 2 facility coordinators
PURPOSE OF THE FUNCTION
The property manager plays a central role in achieving Nextensa's success. The focus is on fostering relationships with customers, suppliers, and optimising the end-to-end quality and cost of our buildings for our tenants.
This role involves many facets, including: contact with customers, suppliers, financial reporting, coordinating the various processes and being involved to ensure that tenant satisfaction remains high.

TASKS AND RESPONSIBILITIES
Your responsibilities include:
o Monitoring service contracts with subcontractors for the full technical maintenance of the various assets, including budget monitoring.
o Supervising technical projects in the assets (renovations, improvements, changes)
o Organising the incoming and outgoing site visits, key handovers with tenants.
o Liaising with owners, tenants, syndics and suppliers
o Preparing settlements, invoices and reports
o Updating administrative and technical files.
o Following up insurance files, legal inspections, energy consumption, etc
REQUIRED COMPETENCIES
Technical expertise/skills
- Languages: spoken and written knowledge of Dutch, French and English. French or Dutch must be mother tongue, with a preference for French
- Min Bachelor (construction, electromechanics)
- Demonstrable experience (min 5 y) in a technical maintenance or installation company (or similar position)
- Ability to work with a ticketing system
- Knowledge of BMS systems
- Knowledge of Office 365 applications
- Experience in working with accounting/ERP systems
- Knowledge of ESG & sustainability principles

- Flexible working hours
- You need to be where our clients are => on-site presence required
- 1d per week homeworking possible after a 6-month familiarisation period. No possibility to work from home before that
- Place of work: Tour & Taxis Brussels, Gare Maritime, but frequent visits to assets in Antwerp and Brussels are expected
- Induction period: by walking together with a direct colleague for a longer period - after the induction period, responsibilities will be definitively divided
- Age, experience, etc. does not really matter, we are mainly looking for ‘go getters’ - people who are keen to get results in a way that is beneficial for all parties involved
